Home Value Questions You Should Be Asking
Before you trust an online estimate or guess your way into a list price, here are the questions that actually matter.
How accurate is an online home value estimate?
Online estimates are a starting point… but they’re often off.
They don’t factor in your upgrades, condition, lot, location within the neighborhood, or current buyer demand. Two homes on the same street can have completely different values.
If you’re serious about selling, you need a strategy-backed valuation, not a generic algorithm.
What actually impacts my home’s value right now?
It’s not just comps.
Your value is based on:
- Buyer demand in your specific price range
- How your home compares to active competition
- Condition and updates
- Lot, layout, and location within the neighborhood
- How the home shows
Pricing without considering all of that? That’s how homes sit.
Should I price high and “see what happens”?
You can… but it usually costs you money.
Homes get the most attention in the first 7–14 days. If you miss that window, you’re chasing the market down instead of creating demand.
The goal isn’t to “test” the market. The goal is to position your home to make buyers compete.
What’s the difference between a Zestimate and your pricing strategy?
Zestimates are automated. My pricing strategy is intentional.
I look at:
- Active listings, which are your real competition
- Buyer behavior right now
- Price positioning strategy
- How to create urgency and demand
One gives you a number. The other gets your home sold.
Do I need to update my home before selling?
Not always.
Some updates add value. Some are a complete waste of money.
Before you touch anything, I’ll walk your home with you and tell you:
- What actually matters to buyers
- What will help your price
- What you can skip
No guessing. No over-improving.
How long will it take to sell my home?
That depends on:
- Pricing strategy
- Condition
- Buyer demand
- Market timing
But here’s the truth…
Well-positioned homes don’t sit. They create activity, showings, and offers quickly.
If a home sits, there’s always a reason.
What’s the first step if I’m thinking about selling?
Start with a conversation.
We’ll go over:
- Your home’s value
- Your goals and timeline
- What it would take to get top dollar
- Whether now is the right time for you
No pressure. Just clarity.
